Panko Investments invests directly in real estate assets with a cash flow approach to money management.  Our focus is to acquire real estate that fits our carefully defined investment system.

 

At Panko Investments our first priority is to protect your capital.  We feel that investing in a quality real estate asset with positive cash flow and strong potential for appreciation is one of the safest, most profitable, and intelligent ways to invest your capital. 

 

A core competency of objectively analyzing a real estate asset and accurately determining the current value and future revenue potential along with the ability to underwrite, finance, acquire and manage real estate assets is the foundation to the success of Panko Investments.

Investment Strategy

Panko Investments focus is on cash flowing real estate assets and add value when necessary through optimal renovations and improving management, and lease them to great tenants.  We only invest in quality assets in great locations that cash flow from day one.  We will not speculate with investors money that is hard earned and entrusted with us on properties that don’t fit into our conservative and strict system.  Sustainable long term wealth creation usually is (and should be) boring. 

 

The fundamentals of our Investment Strategy 

 

Cash Flow is the cornerstone of our investment strategy.  Buying a property that doesn't generate positive cash flow is speculating.  Strong cash flow will carry the property through down cycles of the market, provide for capital expenditures and allow for regular investor returns.

 

Mortgage Principal Pay Down is paid on a regular basis and can be realized by selling or re-financing the property.  

 

Appreciation is easier to obtain with quality properties, excellent locations and longer holding periods.  An integral strategy Panko Investments employs is to purchase properties that are undervalued for instant appreciation. 

 

Leverage is key to growing wealth.  When real estate values increase, the person who has title to the property gets 100% benefit of the increase in value; even if only 25% of their money was invested.  The bank may have paid the other 75% for your property, but they aren't entitled to more money because the property value increased.  

 

An Example of how leverage is used in real estate investing:

 

Investor A has $500,000 to invest                               

Decides to finance a $500,000 house with 20% down payment ($100,000)

After 1 year the house is re-appraised and is now worth $520,000

Investor A made $20,000 on $100,000 investment which is a 20% return

Investor A could repeat the process with the $400,000 not invested to increase his returns

 

Investor B has $500,000 to invest

Decides to pay $500,000 all cash for the same house

After 1 year the house is re-appraised and is now worth $520,000

Investor B made $20,000 on $500,000 investment which is a 4% return

Investor B used all of his capital and is fully invested in only one asset

 

Leverage is a powerful tool that magnifies returns on positive cash flowing properties.  Keep in mind, leverage can also amplify losses in negative cash flowing properties or in falling markets.

 

 

Investment Options

Fixed Return Investments are high interest loans with a fixed term and interest amount paid monthly. Investors enjoy the regular income with their capital being returned at the end of the term.

 

Joint Venture Partnerships are business arrangements to purchase real estate property together with Panko Investments.  Each JV is unique in the structure of the agreement.  A JV investor takes on the risk of the investment and reaps the rewards.  

 

Limited Partnerships allow for multiple investors to purchase a large portfolio while mitigating their risks and participating in overall return of the real estate asset.

 

Private Mortgages are ways for investors to use their RRSP, RRIF, RESP, LIRA and TFSA to act as a bank to fund mortgages that are tax deferred.
